Construction of a large development in San Francisco typically begins many years before ground is broken. All new construction must be approved by the Planning Department and is subject to numerous design reviews and input from neighbors and neighborhood groups. Additional time is required to obtain construction financing and bids.

Since most developments begin marketing as soon as ground is broken and early buyers often get the best choice of units as well as favorable pricing, it is useful to have an idea of what is coming before it actually hits the market. Zephyr¹s Pipeline Updates will keep you informed as properties move through the planning process. The properties in our Pipeline List are well along in the approval process but have probably not broken ground.
